Common options
- Keys at recording Standard transfer at closing or upon deed recording.
- Post-closing occupancy Seller stays briefly after closing with a written agreement.
- Rent-back Longer stay with per-day rent, deposit, utilities, and insurance defined.
Tip
Use a separate occupancy addendum with dates, rent, deposit, condition report, access rules, and penalties for overstaying. This protects both sides.
