What happens at closing

Closing is the finish line. You sign final loan and title documents, funds are wired, and ownership transfers. Here is what to expect so the day goes smoothly.

Who attends

  • You and your agent
  • Closing attorney or title company closer
  • Sometimes the seller and their agent, or they sign separately
  • Your lender may join by phone if questions come up

Tip

Plan your final walk-through shortly before closing to confirm the home is in agreed condition and any repairs are complete.

What you sign

  • Closing Disclosure The final breakdown of costs and cash to close
  • Promissory note and mortgage or deed of trust Your loan terms and the lien
  • Title and transfer documents Deed, affidavits, and tax forms
  • Misc lender documents Authorizations and confirmations

Bring these items

  • Government ID that matches your loan
  • Certified funds or wire confirmation for cash to close
  • Proof of homeowner insurance if your lender requires it
  • Any repair receipts promised by the seller

When you get the keys

After documents are signed and funds are confirmed, the title company records the deed with the county. Once recorded, you are the owner and your agent can hand you the keys. Recording usually happens the same day in most markets.
